Many construction defects do not appear until a home has been lived in and has gone through a full cycle of seasonal changes. This inspection is a comprehensive “check-up” performed around month 10 or 11 of your first year of ownership, specifically designed to catch issues before the builder’s responsibility ends.

What We Inspect During the Warranty Phase

  • Structural Settling & Movement: We identify drywall cracks, nail pops, trim separation, and door alignment issues that have developed as the home has settled.

  • Moisture & Drainage: Our team checks for grading problems that may have shifted over the year, as well as water intrusion or leaks that only manifest over time.

  • System Performance: We conduct a full evaluation of your HVAC operation, plumbing fixtures, and electrical systems to ensure they are still performing to standard.

  • Exterior Maintenance: We re-examine the roof, gutters, and siding for any premature wear or installation failures.
