Final Inspection (Before Closing)
Your Last Chance to Ensure a Perfect Build
The Final Inspection is a comprehensive review of the entire property to ensure the builder has met all safety and quality standards. This is the stage where we catch cosmetic defects, mechanical failures, or installation oversights before they become your responsibility to fix.
What We Inspect During the Final Phase
Safety & Function: We test all electrical outlets and GFCIs, and verify that smoke and carbon monoxide detectors are properly installed and functional. We also check the safety of all stairs and railings.
Major Systems: Our team operates the HVAC system, checks all plumbing fixtures for leaks, confirms water heater function, and inspects the electrical panel and breakers.
Interior Finished Surfaces: We test the operation of all doors and windows, inspect the installation of cabinets and fixtures, and document any visible defects in the finishes.
Exterior & Building Envelope: We examine the roof, gutters, siding, and flashing, and ensure the property has proper grading and drainage away from the foundation.
Why This Stage Matters
Once you close on the home, getting a builder back to fix “punch list” items or minor defects can be difficult. This inspection provides the documentation you need to request repairs as a condition of your closing.
