What Actually Happens During a Home Inspection?

Buying your first home in Columbus, Lancaster, or Chillicothe? Here’s exactly what happens during a home inspection, how long it takes, what it covers, and how to get the most out of it.

Before the inspection.

Once you’re under contract, you typically have a set window (often 7–10 days) to complete your inspection. Scheduling quickly matters. When you book with us, we confirm the appointment, coordinate access with the listing agent, and send you everything you need to know beforehand.

During the inspection.

A thorough inspection of an average home takes roughly 2.5 to 3.5 hours. Your inspector evaluates the home from roof to foundation:

  • Roof, gutters, flashing, and chimney
  • Exterior siding, grading, and drainage
  • Foundation, basement or crawlspace, and structure
  • Electrical panel, wiring, outlets, and fixtures
  • Plumbing supply, drains, water heater, and fixtures
  • Heating and cooling systems
  • Attic insulation and ventilation
  • Windows, doors, and interior conditions
  • Built-in appliances

Should you attend?

Yes – at least for the last 30-45 minutes. Walking through the findings in person with your inspector is worth more than any written summary. You’ll see exactly where things are, ask questions in real time, and leave understanding your home instead of just holding a report.

After the inspection.

You’ll receive a detailed digital report, usually the same day, with photos of every finding and clear explanations of what matters, what’s routine maintenance, and what deserves a closer look from a specialist. Your agent uses this to negotiate repairs or credits – and you use it as a maintenance roadmap for years to come.

A quick word on add-ons.

Depending on the home, your inspector may recommend additional services: radon testing (a real issue across Ohio), a sewer scope for older homes with mature trees, or mold sampling if moisture conditions warrant it. These aren’t upsells for their own sake – they cover the expensive things a standard inspection can’t see.
